Once a property is identified, we perform comprehensive underwriting to verify its condition, value, and market fundamentals. These homes typically fall outside the requirements for conventional financing and must be acquired in cash, which is why our private lenders are integral to our strategy.

Once we acquire a property, we move quickly by selling it as-is, allowing us to reach a broader pool of motivated buyers without the delays of renovation. Our buyers aren’t required to secure bank financing or pass credit checks, making the path to ownership far more accessible.   • Complete our Lender Inquiry Form to apply. Once approved, you’ll become an active private lender in our network.

  • As we acquire properties under contract, we share them with our approved private lenders. Each deal package contains detailed information to help you evaluate the opportunity.

  • When you commit to a deal, your position is locked in and the property is removed from availability. Title work begins, a closing date is scheduled, and your information is sent to the title company to prepare the loan documents.

  • Before closing, the title company will provide wire instructions for your funds. Your money never comes to us, it goes directly into the title company’s escrow account until the documents are finalized and signed.

  • After closing, you’ll receive all legal documents for the property, including the title insurance policy, promissory note, deed of trust (placing you in 1st lien position), and the property insurance policy listing you as an additional insured.

  • Once the transaction is complete and funded, your monthly payments begin according to the promissory note schedule. Payments continue for 60 months, after which the loan is paid in full.
